Maintenance Supervisor
Location: Jersey City, NJ
Building and Land Technology (BLT) is seeking an experienced Maintenance Supervisor to help lead maintenance operations at one of New Jersey's premier luxury multifamily apartment communities. This hands-on leadership role is responsible for supporting the day-to-day operation of a 1,100+ unit residential property, ensuring exceptional resident service while maintaining the property's building systems, apartment homes, amenities, and common areas to the highest standards.
The Maintenance Supervisor provides technical leadership, oversees work order completion, coordinates preventative maintenance programs, supports apartment turnovers, mentors maintenance technicians, and helps ensure the community operates safely and efficiently.

Essential Duties & Responsibilities of the Maintenance Supervisor
- Supervise and support the daily operations of the maintenance team serving a luxury residential community with more than 1,100 apartments.
- Lead by example by performing hands-on maintenance, troubleshooting, preventative maintenance, and repairs throughout the property.
- Assign, prioritize, and monitor maintenance work orders to ensure timely completion and exceptional resident satisfaction.
- Assist with hiring, training, coaching, and developing maintenance technicians while promoting a collaborative team environment.
- Oversee apartment make-readies and unit turnovers to ensure apartments are prepared for new residents on schedule.
- Perform preventative maintenance and repairs on HVAC systems, plumbing, electrical systems, appliances, mechanical equipment, and building infrastructure.
- Troubleshoot and repair residential building systems, common area equipment, and amenity spaces.
- Coordinate contractors and vendors while ensuring work is completed safely and according to BLT standards.
- Maintain preventative maintenance schedules, inventory, equipment records, and maintenance documentation.
- Ensure compliance with OSHA regulations, company safety policies, and applicable local, state, and federal requirements.
- Participate in a rotating on-call schedule and respond to emergency maintenance requests as needed.
- Deliver outstanding customer service by communicating professionally with residents and resolving maintenance concerns promptly.
- Support special projects and additional operational initiatives as assigned.
Qualifications of the Maintenance Supervisor
- 5+ years of apartment maintenance, multifamily maintenance, commercial building maintenance, or property maintenance experience.
- Previous supervisory or lead maintenance experience.
- Strong knowledge of:
- HVAC systems
- Electrical systems
- Plumbing systems
- Appliance repair
- Carpentry
- General building maintenance
- Ability to diagnose, troubleshoot, and repair building systems independently.
- Experience managing work orders in a multifamily property management environment preferred.
- Excellent leadership, communication, organizational, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Valid driver's license with an acceptable driving record.
Preferred Qualifications of the Maintenance Supervisor
- EPA Universal Certification strongly preferred.
- CFC Certification preferred.
- Certified Pool Operator (CPO) certification preferred or willingness to obtain.
- OSHA 10 or OSHA 30 certification preferred.
- Experience with Building Management Systems (BMS), CMMS platforms, or mobile maintenance software is a plus.
Physical Requirements
- Lift and carry up to 75 pounds.
- Frequently stand, walk, climb ladders, kneel, crouch, and work in confined spaces.
- Work indoors and outdoors in varying weather conditions.
- Participate in emergency response and after-hours maintenance as needed.
